US Home Prices Face Real Value Erosion

As we move through 2026, I’m watching the ongoing shifts in US home prices with a keen eye—especially how they impact both buyers and sellers here in Las Vegas and beyond. In the second quarter, national home prices continued to climb in dollar terms, but when adjusting for inflation, we saw real values edge downward for the 13th month in a row. Even though a federal index showed home prices holding steady month-over-month from mid to late Q2, and annual appreciation nudged up to about 1.5% by late Q2, that’s still lagging behind inflation, which sits close to 3.5%. For those of you navigating the market, this means your home’s nominal value may be resilient, but its true purchasing power is under pressure. Affordability remains at the forefront—especially for first-time buyers—as typical monthly payments on existing single-family homes have risen again this quarter. With my background in both real estate sales and mortgage lending, I’m always considering how these trends affect real people making big decisions about their homes.
